- Identify and Assess Risks
- Conduct a thorough risk assessment to identify potential hazards associated with the presence of flammable gases or other dangerous substances in the building.
- Consider sources of ignition, storage of gas cylinders, maintenance of gas appliances, and ventilation systems.
- Implement Control Measures
- Ensure that appropriate safety measures are in place to minimise the risk of fire or explosion. This may include installing gas detection systems, ensuring proper storage of gas containers, and maintaining safe distances between hazardous substances and ignition sources.
- Regularly inspect and maintain gas appliances, pipelines, and other relevant equipment.
- Emergency Planning and Training
- Develop and communicate clear emergency procedures in the event of a gas leak or fire. Ensure that all residents and staff know what to do in an emergency.
- Provide training for staff, such as maintenance personnel, on how to handle dangerous substances safely and respond to emergencies.
- Maintain Documentation
- Keep records of all risk assessments, safety measures, and maintenance activities related to gas safety. These documents should be easily accessible and regularly updated.
